The top property managers in Auckland are:
A good property manager does more than collect the rent.
They find tenants, manage maintenance, carry out inspections and step in when something goes wrong.
But fees and services vary. Some don’t charge extra for inspections. Some do. Others offer rental guarantees or specialise in certain properties. Others don’t.
In this article, you’ll learn how these six companies compare on fees, guarantees, services and areas of expertise.
This isn’t a ranking from first to sixth. The right company will depend on your property, budget and the level of support you want.

First on the list is Opes Property Management. That’s us. You’re reading this on our website. But hear us out.
Many investors come to us saying, "I wish I had known about Opes Property Management sooner."
So, rather than burying ourselves on this list, we want you to know we're an option.
Opes Property Management specialises in New Builds. This includes townhouse developments where several properties may become available at once.
Because the team often works with developers before settlement, it can sometimes prepare listings and start marketing earlier.
Trade Me data shows that Opes Property Management’s Auckland listings spent an average of 18 days on the market between 1 June and 26 July 2026. That was four days faster than the wider Auckland market average of 22 days.

But Opes won’t suit every landlord. Here are five other Auckland property managers worth considering.

Base fee: %age of rental income
Tenant-sourcing fee: $688 + GST
Inspections: $65
apm used to be known as Auckland Property Management. The company rebraned to “apm” in 2022.
It was founded in 1991 and has a solid reputation. apm is one of Auckland's largest specialist property management companies. It manages over $2.2 billion worth of investment property for more than 2,245 landlords, as of July 2026.
One of apm's biggest selling points is its rental promise. If your tenant misses rent, apm covers it. If they can’t find a tenant within 42 days, they’ll pay your rent themselves (on select management plans). But you do pay a higher management fee to get those financial and service promises.
They’re one of the few companies on this list that manage more than residential properties. They also handle bodies corporate, incorporated societies, and commercial properties across Auckland and wider New Zealand.
If you’re an Auckland-based investor looking for extra security, apm is worth checking out.

Tenant-sourcing fee: 1 week's rent + GST
Inspections: $50 for quarterly inspections. $99 + GST for ingoing/outgoing inspections.
Ray White Austar Property Services has merged with The Rental Bureau (formerly on this list).
It is part of the wider Ray White group and operates from four offices across West Auckland.
The company deals with everything from apartments and townhouses through to executive homes.
Ray White Austar also offers a full-service management package. Every new rental receives professional marketing free of charge.
This includes aerial photography where appropriate, and it’s advertised across multiple rental platforms.
The company also uses 360-degree photography for ingoing and outgoing inspections.
Ray White Austar may suit landlords with premium rentals.
Base fee: 7.5%–8.5% + GST
Tenant-sourcing fee: One week’s rent + GST
Inspections: $0–$59
Propertyscouts is a national franchise network with 24 branches.
The company began franchising in Auckland in 2015 and has expanded steadily since then.
But because each branch is independently owned and operated, the experience can vary depending on which office you use.
I’ve had positive experiences with the Auckland Metro branch.
One of Propertyscouts’ main drawcards is its rental guarantee. If a tenant stops paying rent, the guarantee can cover up to four weeks of missed payments.
However, it appears to be more limited than some of the others on this list. It isn’t clear whether it covers vacancy when Propertyscouts is unable to find a tenant.
The fee structure can also vary between branches. Some charge separately for inspections or finding a new tenant, while others may offer a more inclusive package.
That flexibility can be a benefit, but it also means landlords need to look closely at exactly what is included in their local branch’s quote.
Propertyscouts may suit investors who want a recognisable national brand, while still having some flexibility over their management package.

Base fee: 8.5% + GST
Tenant-sourcing fee: 1 week’s rent + GST
Inspections: $0
Iron Bridge is a family-owned property management company.
The company has operated in Auckland since 2003, with offices in Wellington and Christchurch too.
Managing director Adam Smith says the company’s goal is to make property investment as stress-free as possible. This promise is backed by their 10-point service guarantee.
Iron Bridge also offers a rental guarantee called their “100% Occupancy Promise option”.
Under this option, Iron Bridge may cover lost rent caused by vacancy or arrears during the first two years.
Property managers at Iron Bridge work as a team with smaller portfolios. That allows them to pay more attention to the properties they manage, and their landlords.
Iron Bridge’s Auckland office also recently won the ‘Medium Agency of the Year’ award at the 2025 PMC Awards.
Iron Bridge may suit landlords who want more services included in the base fee, along with added protection against vacancy and rent arrears.

Base fee: 7.5% – 8.5%
Tenant-sourcing fee: $89 + GST for subsequent tenancies
Inspections: $0
Goodwins is an independent, family-owned real estate business with offices in Mt Albert and Parnell.
The company has operated in Auckland for more than 30 years and has a team of 28.
Goodwins is a full-service real estate company. This means it sells property, as well as managing properties for investors.
Its management service places a strong emphasis on tenant screening and regular inspections.
The company says its properties are occupied for an average of 97.6% of the year and that 98.6% of tenants pay rent on time.
It may suit landlords who prefer an established, family-run real estate company and are happy to request a tailored quote.
The cheapest management fee does not always lead to the lowest overall cost.
Some companies charge separately for inspections, administration, maintenance or finding new tenants. Others include more in the base fee.
The larger financial difference often comes from how well the property is managed. An extra two weeks of vacancy, a poorly chosen tenant or a slow response to arrears could cost far more than a small saving on the management fee.
When comparing property managers, look at:
The right choice also depends on the property. A manager experienced with premium homes may not be the best fit for a large New Build development, and vice versa.
You may work with your property manager for years. So choose someone who can manage the property well – and who you trust to keep you informed when something goes wrong.
There isn’t one property manager that will suit every landlord.

That way, you can choose the team you trust to manage the property when things don’t go to plan.
